Window Replacement vs Repair in Carlsbad: Fix It or Start Over?

Repair the window if the frame is sound. Replace it if the frame is not. That one test settles most of these decisions, and everything else — fogged glass, drafts, a sash that will not stay up — is usually a repair that costs a fraction of a new window.

Which is not what a replacement salesperson standing in your living room will tell you, so let's go through it properly.

What repair actually costs

Compare that with $400 to $900 installed for a vinyl replacement window, $700 to $1,500 for fiberglass, and $1,000 to $2,500 for wood or clad. The math is not subtle.

The four signs you actually need replacement

1. Rot in the frame, sill, or jamb. Push a screwdriver into the wood at the bottom corners of the sill — that is where water sits. If it goes in easily, you have rot, and rot is a repair only when it is small and localized. Once it has reached the jamb, you are replacing the unit.

2. Multiple failed glass units in the same house. One fogged window is a failed seal. Six fogged windows means the whole set is the same age with the same seal chemistry, and you will be paying for glass units one at a time for the next four years.

3. It no longer works. A window that will not open, will not lock, or has been painted shut since a previous administration is a safety issue as well as an annoyance. Bedrooms need an operable emergency escape opening under the residential code — the IRC calls for a minimum net clear opening of 5.7 square feet for most escape windows, with limits on how high the sill can sit. A painted-shut bedroom window is a code problem, not a quirk.

4. Single-pane glass in a climate that punishes it. If you have single-pane windows with aluminum frames in the North County coast, no amount of weatherstripping fixes the fact that the frame itself is conducting heat straight through the wall.

Fogged glass, honestly

An insulated glass unit is two panes bonded to a spacer with a sealant and a desiccant inside. When that seal fails, moist air gets in, the desiccant saturates, and you get permanent haze between the panes that no cleaning touches.

You have three options:

• Replace the glass unit only. $150 to $400 per unit if the sash and frame are fine. This is the right answer most of the time.
• Replace the whole window. Worth it if the frame is questionable anyway or several units have failed.
• Have it "defogged." A hole is drilled, the cavity is cleaned and vented. It clears the view. It does not restore the argon fill or the original insulating value, and the unit is now vented to outside air permanently. Cosmetic fix, not a repair.

Worth checking your paperwork first — insulated glass units frequently carry manufacturer warranties in the 10 to 20 year range, and plenty of people pay for a replacement they could have had for free.

The draft that is not the window

Here is the part that costs people thousands unnecessarily.

Stand inside on a windy day with a lit incense stick and trace the perimeter. If the smoke moves at the trim, air is getting past the frame into the wall cavity, and that is a caulk and insulation problem, not a window problem. If it moves at the sash meeting rail, that is weatherstripping. If it moves through the glass area, that is a genuine glass performance issue and it is the only one of the three that new windows fix.

We have watched people buy sixteen new windows to solve air infiltration that was coming from a poorly sealed rim joist in the basement. The windows were lovely. The house was still drafty.

Where the payback math falls apart

Replacement windows are sold on energy savings, and energy savings are real but modest. Windows are a percentage of a home's total envelope loss, and replacing good-condition double-pane with slightly better double-pane changes very little.

So here is our opinion: buy replacement windows for comfort, operation, noise, and how the house looks — not for the payback spreadsheet. A room that is unusable in August because it faces west with single-pane glass becomes a room you use. That is worth $600. A projected $14 a month on your utility bill is not the reason.

The exception is genuinely bad windows. Going from single-pane aluminum to a modern low-E double-pane unit is a real jump, in comfort first and bills second.

When you should skip the contractor entirely

Weatherstripping and caulk are a genuine DIY afternoon. A tube of quality exterior sealant, a utility knife, and a roll of the right weatherstrip profile. Under $40, and it fixes more perceived "bad windows" than anything else on this page.

Sash balances are a DIY job in most double-hungs. Tilt the sash in, pull the old balance, match it, put the new one in. Twenty minutes and a $30 part.

Hardware is trivial. Cranks, locks, keepers. Photograph the old one and match it.

Call someone for anything involving rot, anything above the first floor, full-frame replacement, or any window where you have found water inside the wall. Water in a wall stops being a window job and becomes a framing job, and that is not a discovery you want to make halfway through.

Getting a quote you can compare

Insist on knowing which of these you are being sold:

• Insert (pocket) replacement — the new unit fits inside the existing frame. Faster, cheaper, keeps your trim, loses a little glass area. The right call when the frame is sound.
• Full-frame replacement — everything comes out to the rough opening. More money, more disruption, and the only correct option if there is rot or the frame is failing.

A quote that does not say which one you are getting is not a quote you can compare against another one.
